APPLICATION CHECKLIST

The following is our quick checklist to assist in gathering the documents we will need to get your loan process started.
Additional information may be required based on the loan type or certain loan criteria.

Personal Identification:

  • A copy of your Driver’s License

Income Information:

  • Copies of W-2 and 1099 forms for the past 2 years
  • Copies of 4 most recent pay stubs
  • Copies of your most recent awards letters for Social Security and/or Pension income, if applicable

If you are self-employed and/or you own multiple properties that generate rental income:

  • Your signed personal Federal tax returns for the past 2 years (all schedules and all pages)
    Please sign and date on the tax-payer signature lines of the 1040 using the current date
  • Your signed business Federal tax returns for the past 2 years (all K-1’s
    and all pages), if applicable Please sign and date page 1 of each year using the current date

Asset (bank account) information:

  • Copies of statements for the past 2 months, or your last quarterly statement, for all checking,
    savings, IRA, 401(k), stock, and mutual fund accounts (all pages, even if blank)

For all Real Estate that you own, including your primary residence, for each property we will need:

  • A copy of a current mortgage statement
  • A copy of your most recent property tax bill
  • A copy of your homeowner’s insurance policy
  • A copy of your homeowner’s association (HOA) dues statement or payment coupon, if applicable

Miscellaneous:

  • Copy of your deposit check(s)
  • When the deposit check clears your account, we will need the statement
    showing the check clearing your account (all pages)
  • Sales Contract signed by all parties

                  The 10 Do's And Don'ts

  1. Don't apply for new credit of any kind 
  2. Do keep all existing credit card accounts open
  3. Don't max out or overcharge existing credit cards
  4. Do keep your employment within the same
    company or field of work
  5. Don't consolidate debt to one or two credit cards
  6. Do pay off collections, judgements, or tax liens
    reported within the past year
  7. Do be prepared to pay off collections if required
    by underwriting or the loan program
    guidelines
  8. Do provide any documentation for
    satisfied judgements or paid tax liens
  9. Do stay current on payments for
    all existing monthly obligations
  10. Do call me before making any financial
    decisions or changes to your normal financial routine.
